Property Manager - Ragley Estate

Overview of position:

The Property Manager position is a key position within a diverse and privately owned rural estate and home to the 9th Marquess of Hertford. Working closely with the Estates Director, this role will ensure effective property management across the businesses.

THE POSITION

You will be responsible for assisting with the management of circa 100 units including a large let property portfolio of residential, commercial and agricultural units, providing first class service to both the owners and tenants.

Demonstrate all elements of property management.
First point of contact for tenants and contractors on all maintenance issues, responsibility for organising compliance and timely repairs.
Property inspections.
Drafting and managing repair schedules.
Managing multiple contractor instructions
Preparation of and updating work schedules

Demonstrate the ability to manage tenancies and let property to include:
Arranging relevant quotations with contractors for more complex works.
Marketing properties to let including advising on market value, marketing, arranging photography and floorplans, undertaking viewings.
Preparing tenancy agreements, organising inventories and undertaking all pre tenancy checks, updating utility companies, local authorities etc.
Good understanding of tenant deposit legislation and liaising with all relevant parties.
Overseeing end of tenancy check outs and compliance.
Negotiating rent reviews.
Assisting with ad-hoc licenses.

Responsibility for maintenance and delivery of all property compliance, reporting and management of the property terrier and related software.

Key involvement in cash-flow management and knowledge of estate budgets and cashflows as they relate to property along with managing property rent arrears.

Managing day to day workload of in-house maintenance team while also being hands on and undertaking necessary repair tasks yourself.

Answering phones as part of the wider estate office team.

In addition to the tasks described above, the successful candidate may be required to perform other duties, as reasonably required.

THE CANDIDATE

Must be ARLA or AssocRICS qualified and CDM trained with a good understanding of relevant legislation.

Excellent organisational, coordination and time management skills.

Ability to work effectively with individuals at all levels, developing and maintaining good working relationships with excellent verbal and written communication skills.

A clear understanding of the principals and practice of good customer care.

Self-motivated, confident and able to use their own initiative with a clear ability to multitask and to work accurately and effectively under pressure.

Team player with a flexible and positive attitude, committed and willing to get involved with a good understanding of team dynamics.

Exercise confidentiality and discretion at all times

Clean driving licence.

Job Type: Full-time

Pay: £35,000.00 per year

Ability to commute/relocate: Alcester: reliably commute or plan to relocate before starting work (required)
